New Built for broking firms

Every property you handle, in one file.

Photos, price, papers, owner's number, what you promised last Tuesday — kept in one place your whole firm can open. And when a client asks, a clean version of it goes out as a link in about ten seconds.

Works on the phone in your pocket. Nothing to install.

To send a client a clean shortlist link

Owner numbers ever leaked into a share

Photos, clips and papers, on every device

The way it goes now

Your inventory lives in seven places at once

And the one detail the client asks for is always in the eighth.

Photos buried in chats

Forty images of the same floor spread across three groups, half of them compressed past recognition, none of them labelled.

Price that moved last week

The partner quoted the old number. The owner had already dropped it. Nobody wrote it anywhere the other could see.

"Is that one still available?"

Two calls and a wait, just to answer it. By the time you know, the client has moved on to somebody who answered first.

What Kaagaz does

One file. Everything about that property inside it.

Open it on the site visit, open it in the office, open it in the car outside the client's building. Same file, same numbers, always current.

The file

Written the way a broker actually thinks

Locality and code up top, price and terms where your thumb lands, and the private half — owner, phone, what they'll really take — kept below the fold and out of every share.

  • Sale or rent, apartment to warehouse, with the fields each one needs
  • Full-size photos and a walkthrough clip, held at real quality
  • Available, under offer, on hold, closed — one tap to move it along
  • Search across locality, code, owner and your own notes

Client view

Flip one switch and the private half disappears

Same file, client-safe. The owner's name and number, your margin notes, the price you know they'll accept — all of it drops out of view and out of anything you send. Try the switch.

  • Hand your phone across the table without thinking twice
  • Shared links carry the client version only — never the private one
  • Set a link to expire, so old shortlists stop working on their own

A shortlist your client can actually open

Tick four files, write a line, and Kaagaz hands you a link with the photos, the prices and nothing else. No app for them to install, no forty-message thread to scroll back through.

  • Straight into WhatsApp with your note already written
  • Opens clean on any phone, and looks like your firm sent it
  • Expiry you choose — a day, a week, or until you say stop

Walkthrough clips

The video shrinks itself to something WhatsApp will send

Record the walkthrough in one go. Kaagaz trims it from wherever you choose and packs it small enough to attach, while the full-length version stays in the file at full quality.

  • Pick the starting second so the clip opens on the living room, not the lift
  • Long tours can live as a Drive link on the same file

Paperwork

You'll know which paper is missing before the buyer's lawyer does

Every file starts with the standard checklist — the sale set or the rent set — and you tick things off as they arrive. One glance tells you whether this deal can actually close.

  • Separate checklists for sale and for rent
  • Add anything unusual this particular society insists on

Your firm

One join code, and everyone's looking at the same register

Set the firm up once. Every broker who joins sees the same files, the same prices, the same status — updated the moment somebody changes it.

Make the firm

Name it, and Kaagaz hands you a join code. Real email-and-password accounts, not a shared login everybody forgets.

Send the code

Your partners join in a minute from their own phones. Each one has their own name against the files they add.

Work the register

Filter by status, locality, budget or who's handling it. Export the whole thing as a backup any time you like.

Straight answers

The questions brokers ask first

Does my client need to install anything?

No. What you send is an ordinary web link. It opens in whatever browser their phone already has — and it shows only the client version of each file.

Can a client ever see the owner's number?

Not through a share. Owner details and your private notes sit in a section that is stripped out of client view and out of every link you generate. They stay visible only to the people signed in to your firm.

Where do the photos and clips actually live?

In your firm's own storage, behind your firm's accounts — not inside a chat thread that compresses them into mush. Photos stay at full size and the walkthrough clip stays watchable.

What if I want my data out?

Export the whole register as a JSON file whenever you want, and import an old backup just as easily. It's your inventory; nothing about it is locked in.

Will it work on an old phone?

It's a web page, not a heavy app — it runs on whatever you already carry, in day or night mode, and it's built to stay usable one-handed on a site visit.

Open the register.

Make your firm, add the first file, and see the difference on your very next site visit.
